The Show Must Go On
“The Show Must Go On” featured as the twelfth and final track on Queen’s 1991 album Innuendo and chronicles the effort of frontman Freddie Mecury continuing to perform despite approaching the end of his life. It was released as a single in the UK in October 1991 just six weeks before Mercury died. Following his death, the song re-entered the British charts and spent as many weeks in the top 75 (five) as it did upon its original release, initially reaching a peak of 16. The lyrics speak of the determination and desire to live.
Freedom day, as it was colloquially known, was supposed to have been Monday of this week, but as was largely anticipated, has been delayed because of concerns regarding the Delta variant. The average number of people being admitted to hospital in England has increased by 50 per cent week on week, and by 61 per cent in the Northwest, which may be the shape of things to come over the coming weeks and the Government pushes towards double jabbing the entire adult population the messaging appears to be moving towards “living with Covid” rather than avoiding it.
Breaking the chain between cases and hospitalisation and death is a clear outcome from vaccinating all of the most vulnerable elements of the population and getting on with our lives, balanced against a measurable risk, something that many of us will accept. The argument to restrict our freedoms because of fears of future more deadly variants isn’t sustainable, but it remains a threat that we have regard to and although 19 July (the new freedom day) is likely to see a significant reduction in restrictions it is likely that some restrictions will be maintained.
In this month’s newsletter we consider a range of topics including a recent research report by law firm Gowling WLG in collaboration with the British Property Federation, suggesting almost half of all respondents were going to look for better quality office accommodation in connection with breaks or lease expiries over the next few years, but only 3% have decided to move to full-time remote working. Only 20% of firms said that all staff would return to the office once restrictions are lifted. This research underlines many other reports suggesting that whilst most occupiers won’t be abandoning offices, the relationship with physical space has changed fundamentally with an emphasis on quality and amenities, enhanced by an experiential environment with the developing buzz phrase “hotelization”. For many, full-time homeworking isn’t the panacea once considered, but an agile approach where the office offers something very different from home seems to be the future.

Hearing Dogs For Deaf People is a national charity that trains dogs to alert deaf people to important and life-saving sounds, such as the fire alarm, intruder alarms and even baby monitors.

Boost viewings and sales of commercial property with Matterport

The events of the last year (we won’t say the ‘c’ word) have not helped commercial property sales and lettings, but even before the pandemic, everything in commercial real estate was taking time – time that busy clients simply don’t have.
In 2021, people are looking to maximise the time they have available; potential buyers or renters are still somewhat reluctant to view properties in person, and repetitive and uninspiring property listings certainly don’t help.
Enter: Matterport. The Matterport platform is the perfect choice for commercial properties (or indeed vendors) that require something a little bit different. Using a Matterport scanner, we take a walk-through of the entire property using cutting-edge scanning technology to provide a highly detailed 3D representation. The platform allows the flexibility to scan an entire building, or separate areas such as one floor or communal facilities.
If there is outdoor space included we can use external 360-degree images to show the scope of the area, and using ‘Mattertags’, we can tag key features such as fire escapes, meeting points and room names; this is a great function for clients who are able to view remotely at their leisure, as it means the images can be viewed and interacted with on the client’s own time with no explanations needed.
It may seem impossible to believe, but some properties have been sold on the basis of the Matterport scans alone, without real-life viewings. Matterport images are supported online and interactive, giving potential buyers the ability to ‘walk’ themselves through commercial buildings at their own pace, without actually being there. It also offers a real sense of the building and its scale and provides depth to scanning empty and repetitive space.
Our Matterport service is undertaken by a number of our skilled operatives across the country, with the footage offering a truly immersive look at commercial real estate which is easy to share with both vendor and potential buyer.
It’s also a great alternative to viewings, particularly during this time of restricted travel, and especially for international clients in different times zones. We have scanned a variety of office buildings and retail units and can provide many examples of Matterport walkthroughs. Our CLIC Sargent charity project in conjunction with Savills is a notable mention: we partnered with the young people’s cancer charity and the prominent estate agent to scan Homes from Home across the country.
These properties provide a free place for families to stay while their child is undergoing cancer treatment, located close to principal treatment centres.

Half of UK firms to move office
Almost half of mid-to-large size firms in the UK plan to move offices within the next three years after the work-from-home “watershed moment”, a new survey suggests.
As a result, London’s property agents are predicting a busier than usual summer hunting new HQs for hundreds of businesses. Of nearly 500 senior executives at firms with at least 20,000 sq ft of leased space, 89% said they will be able to move out in the next 36 months due to lease expiries or break clauses.
In total, 46% are “actively looking” to move, searching out better locations, upgraded facilities or more space.
A third said they would be downsizing as staff will more frequently work remotely. However, in what will give landlords some comfort, the research by law firm Gowling WLG in collaboration with the British Property Federation, found only 3% of respondents have decided to move to remote working full-time, while one-in-five say all staff will return as normal once WFH advice is lifted.

Five generations in the workplace
For the first time in history, there are five generations in the workplace.
Having a multi-generational workforce means companies need to learn how to acknowledge and build on differences to create a balanced working environment.
Below are the five generations:
- Traditionalists: born before 1946
- Baby boomers: born 1946 to 1964
- Generation X: born 1965 to 1980
- Millennials: born 1981 to 2000
- Generation Z: born 2001 to 2020
The question is, how can we handle five generations in the workplace?
The diversity amongst these generations can provide many benefits in terms of background and ideas, but it can also lead to misunderstandings and conflicts.
The key to overcoming negativity due to diversity is to learn to understand and build collaborative relationships, don’t ‘think’ about the obvious differences and create opportunities for cross-generational mentoring.
The more time we take to understand one another, the better we can work together in a harmonious environment.

Heart of Bucks Community Investor Fund
The Heart of Bucks are supported by a number of corporate and business partners, and Chandler Garvey are proud to be part of the Community Investor Fund, supporting the community where they work.
The Heart of Bucks is the community foundation for Buckinghamshire; a funding organisation awarding grants and loans to support essential local charities and community groups.
The Community Investor Fund pools the charitable donations of many local businesses throughout Buckinghamshire, and the Heart of Bucks uses this funding to make a seried of charitable grants to local organisations to make a significant impact in the county.


The most recent grant issued to a local organisation is called ‘Tap Creative’ and will be used to set up a new community music hub in Loudwater, offering people from disadvantaged backgrounds the opportunity to work together collaboratively, improving their music skills.

Commercial eviction moratorium extension confirmed
The Government have confirmed an extension to the commercial eviction moratorium. Originally due to end on 30 June, this has now been extended for an additional nine months.
Any discussions between businesses and ladlords regarding arrears (estimated in the region of £6bn) will need to go through arbitration before they go to court.
Although this extension applies to all businesses, the new measures that will be introduced by primary legislation to ensure landlord and tenant negotiation, will only cover those impacted by closures. This will mean that rent debt that was accumulated before March 2020 will be actionable as soon as the tenant protection measures are lifted.


The government have confirmed that the arbitration process will be delivered by private arbitrators in line with guidelines set out in the primary legislation, which will need to go through an approval process to prove impartiality.
Chief secretary to the Treasury Steve Barclay announced “We will introduce legislation in this parliamentary session to establish a backstop so that where commercial negotiations between tenants and landlords are not successful, tenants and landlords go into binding arbitration. Until that legislation is on the statue book, existing measures will remain in place, including extending the current moratorium to protect commercial tenants from eviction to 25 March 2022. To be clear, all tenants should start to pay rent again in accordance with the terms of their lease or as otherwise agreed with their landlord as soon as restrictions are removed on their sector.”
